Jees, you wouldnt think it would be so hard to find a garage for rent. I run a small audio video company and we are growing. I have a small office but i cant have packages shipped there over 5lbs and my house doesnt work anymore because i need todo rack buildouts and the family is getting annoyed with all of the boxes/materials all over the place.
Ive been trying to find something for the last two months and cant find a single thing. Ive tried online and the only thing that comes up are 1,000,000 garages. I just need a small space that i can heat/cool and maybe even have a small office. It would be nice to park the van there too as its an eyesore in the driveway.
Tried local papers,realestate agents and just simply driving around/asking friends about anything that may come up. How do i find one? i live in south jersey and my current office is in eastern PA. I live about 15 minutes from Philly.
Anyhelp would be greatly appreciated!

what works best when you aren't pressed for time is a network of friends all tuned in to what the others need or want. Which is how I found several places over the past few years, including my current temporary shop.
The trick with real estate agents is finding someone who actually "gets it" about garages. Your best bet there might be a commercial agent with subdividable space. We have garages for rent all over in my area, about 75 miles west of Philly, just off the turnpike. There are signs up, sometimes you will find them listed in the Merchandiser or other freebie newspapers, listed on bulletin boards at supermarkets, listed in auto parts stores or repair shops, etc. Drive through any of the back streets or allies, and you find them very easily here.
I would think that with all of the commercial buildings in your area, someone has space to rent. When driving around, look for commercial space in older buildings and make some calls. Someone has to know and point you in the right direction.

Talk to local garages... I know quite a few in my area that have empty bays that aren't used. You may be able to put up a partition and rent out a side. For a couple grand you could put up a steel garage on a small leased lot.
It kinda sounds like you want to work out of it??? That may complicate things. Drive an hour out of Filthy-delphia and there are tons of u-store-it places.

Commercial local real estate agents will have information on local spaces available for sublease. Many companies will sub-lease a space in a larger building. It is very common.
My brother-in-law started his printing business in a small space sub leased from a company. It's now been 32 years and has moved into much larger space but still remembers fondly how he started his business in a tiny space. The polaroid pictures of the little room with his desk and printing machines that take up so much of the space you practically have nowhere to stand are good reminders of how far he has come in his business.

there is a metal garage about 10 miles from me with what looks like about 2 acres of ground around it for sale, no house on property, I am thinking of checking into myself....hard to guess where the property lines may be with homes on either side
problem being that since it is on a fairly busy stretch of road and I ain't gonna be there other than when i am getting something out of there or putting stuff in, I'd probably have to subscribe to ADT or something to keep an eye on the place in between visits.
there were 2 other such places available nearby a few years back (one in a dicey section of town/ only a 50X150 lot, the other less than a mile from me about a 100'X150' lot where the house that used to be there was levelled by a nat gas explosion) and I had the same thoughts of buying the place for the existing garage space but never did any checking into either; like this current one that's available, they too were listed for sale by one of the local realtors
